Construction related questions to ask your developer when buying your home in Maple Ridge and why they are important to you.

When you’re looking to get a new home built, or looking to purchase
one of our units at E11even on Cross, there are a few things
that need to be considered.

Here are a few important questions to ask a prospective developer about their development:

What type of exterior siding do you use in your development and why?

OUR ANSWER:  E11even on Cross is fully cladded in Fiber Cement Cladding.

Why?

To save you money in energy costs and provide you with a quality exterior for years to come.

Energy Efficiency:  When your home enjoys an entire Installation of Fiber Cement Siding the installation provides increased energy efficiency.

Longevity: Most Hardie board siding comes with a 50-year, limited transferable warranty. This siding is completely rot and insect resistant and can even handle salt spray from the ocean.

Appearance: Hardie board siding can be made to mimic just about any other siding material, including wood lap boards, cedar shingles, and wood shake siding. Color options are virtually unlimited. These colors are accompanied by a 15 year warranty on the finish.

Fire Resistance: Hardie board siding is 90 percent sand and cement which makes it fire-resistant. Case in point, a St. Paul Minnesota house fire torched two fire trucks parked 60 feet away, but the cement board siding home next door, 50 feet away, remained unscathed.

Storm Resistance: Whether you’re looking for a siding material that can withstand the next Katrina, or one that can fend off the next summer hailstorm without sustaining damage, cement board siding is a proven commodity in the weather department.

What precautions are you taking to ensure landscaping for the development is planted and maintained for longevity and cost efficiency?

OUR ANSWER:

At E11even on Cross many hours have been invested in designing an extensive Landscape Plan which includes irrigation.  Set on a regularly scheduled timing device, E11even on Cross is a fully maintained gated community, ensuring that you and your strata are not paying for costly replanting, wasted water supply, or ensuring the development maintains its cosmetic appearance.

Why?

To save you money on costly replanting

Proper watering is a valuable investment to help protect your landscape. In fact, the very success of your landscape heavily depends on how well it’s watered. A properly designed and installed irrigation system will help use water more efficiently, but it is also a huge investment into the preservation of the landscape itself. In order to support a landscape that is healthy and strong you first need a landscape management company to set up the foundation for its success – a proper irrigation system.

To save you money on your water bill.

How does an irrigation system use less water while keeping your property well maintained? Your irrigation system is designed to use the exact amount of water that your landscape requires. This planning and design require expert knowledge specific to the plant varieties living throughout your property.

To protect your investment

Curb appeal is the first impression of your new home.  We want to protect your investment by protecting one of the most costly installations at E11even on Cross, the landscaping.  Proper watering, together with landscape maintenance, will help maintain the architectural element of the landscape plan for years to come.

How is your development providing heating and cooling to each home?

OUR ANSWER:

E11even on Cross uses a forced air Gas Heating, Ventilation, and Air Conditioning System to provide a complete temperature controlled environment to all of the interior spaces in your new home complete with a Digital Programmable Thermostat.

Why?

To keep you comfortable in all seasons!

Natural gas heat feels warmer than heat produced by an electric heat pump. Natural gas heat is delivered from forced-air systems at temperatures ranging from 120-140 degrees Fahrenheit. In contrast, the air from an electric heat pump is typically delivered at 85-95 degrees Fahrenheit warm enough to heat a room, but cooler than the average human skin temperature of 98.6 degrees Fahrenheit.

It’s more efficient to run than electric heat and saves you money on your monthly bills

Today’s heating systems offer incredible choices to contractors, builders, and homeowners, achieving efficiency levels of more than 90 percent.  At E11even on Cross, our Furnaces are 95% efficient.

It means Air Conditioning in ALL your indoor spaces.

NO large air conditioners attached to walls, in living rooms or hanging out of windows.  A central Air Conditioned home means that every space that receives heat also receives Air Conditioning…..even bathrooms!

It means cleaner air!

An often overlooked advantage of air conditioning is that it also improves air quality in your home! Every day, we breathe in air outside that is contaminated with pollutants, bacteria, and germs. Air Conditioned homes provide temperate air to your home.  Additionally,  air conditioning units also circulate and filter the air it distributes.

How will your hot water be heated?

OUR ANSWER:

E11even on Cross is including Tankless Water Heaters as part of our development.

Why?

They are a money saver!

According to Energy.gov, “For homes that use 41 gallons or less of hot water daily, demand (or tankless) water heaters can be 24% to 34% more energy efficient than conventional storage tank water heaters.”

They last longer

Tankless water heaters have a longer useful life than storage tank water heaters.

What type of lighting are you using throughout the development?

OUR ANSWER:

E11even on Cross is using LED lighting throughout our development.

Why?

  • LED is a Green initiative
  • LED lighting saves you money while providing a brighter, more pleasant living experience.
  • LED lighting has a longer life span, 40 x that over normal incandescent lights, you replace fewer bulbs
  • LED lights are EXTREMELY energy efficient, saving you $$ every day, producing very little heat.  They also come in a wide variety of colour options for directional usage.
  • LED lights produce virtually zero UV emissions and help you become a better global citizen.
Does your development included electric car capabilities?

OUR ANSWER:

E11even on Cross units all have provisions for electric cars in each individual garage!

Why?

E11even on Cross wouldn’t be eco-friendly without allowances for electric cars!  So we have included rough-ins in each unit.

What other eco-friendly features are you including in your construction?

OUR ANSWER: All of our homes have:

  • LED lighting
  • Energuide doors and Windows with Low E Glass to reduce energy costs
  • Low-flow water closets and faucets
  • R40 attic insulation and R20 exterior wall insulation
  • Double walls in between units for increased efficiency
  • Tankless hot water
  • Pre-wired electric car chargers

All of this gives you a home with luxury amenities while keeping your carbon footprint as small as possible.
